    You may preview our available rentals free on line at Our leasing consultants can provide you access to visit our properties, to distribute rental information, applications, rental process and applications disclosures and contracts to lease our properties. They will also submit your application to WEICHERT, REALTORS®- New Colony. Verbal representations are non-binding.

Application Process

    Our leases comply with Maryland Laws. If you decide to rent one of our properties, there is a $45 application fee per adult over age 18, which is non-refundable. Applications must be complete, dated, signed (online applications include electronic signatures) and include the application fee. Co-signers may be considered on an individual basis. Incomplete applications will not be considered.

    TThe process can take up to 72 hours; our office will notify you immediately upon approval or denial.

    Some properties require a separate Homeowner or Condominium Association application form and fees to be submitted at the time of lease application.

Credit and Background Checks

    Once your completed application and fee has been received, you authorize WEICHERT, REALTORS® - New Colony to:

    • Check your credit report
    • Check public records for any past evictions
    • Verify your employment
    • Verify your previous landlord references
    • Complete a criminal background check

    We encourage you not to apply if you have:
    • Bad Credit
    • Bad references
    • Ever been convicted of a felony in the past
    • A criminal record

    All applicants must see the interior of the property prior to submitting an application. All properties are accepted in an "AS IS" condition before the application can be accepted, except where there is a written agreement for maintenance requested. All such requests must be in writing and included with your application under "Other items requested" in the contract to lease portion of your application. If the maintenance and repair items are acceptable to WEICHERT, REALTORS® - New Colony, that agreement will be added into the lease or lease addendum. Verbal representations are non-binding. In the event that we received two or more unrelated applications for the same property, the applicant understands that we may select the applicant desiring the property in "AS IS" condition, over another applicant requesting maintenance or repairs. In all cases the application fee is non-refundable.

    All application fees, the holding deposit, first month's rent and security deposit must be paid by cashier's check or money order payable to "WEICHERT, REALTORS® - New Colony

    Once you have been notified of approval, you must place a minimum holding deposit by cashier's check or money order equal to one month's rent, within 48 hours. Your holding deposit is non-refundable. If you fail to enter into a lease agreement or refuse to take possession of the property on or before your applied for beginning rental date, you shall forfeit the holding deposit as liquidated damages. Properties will not be held off the market for more than 48 hours unless you provide the required holding deposit. If you fail to comply with this requirement, we may rent the home to another party and you will forfeit your application fee

Application Criteria

    We prefer applicants have a combined gross income of at least three (3) times the monthly rent. Incomes must be verified in writing, applicants may provide recent pay stubs. A minimum of two years of residential history is required. Rental history must be rated satisfactory or better and with no record of evictions. We reserve the right to require a co-signer and/or a higher security deposit. Co-signers are accepted at our sole discretion and must meet all requirements including residence in Maryland.

    Self-employed applicants may be required to produce upon request, signed income tax returns or IRS 1099 forms for the past two years. Non-employed applicants must provide proof of income.

    Credit history and/or Civil Court Records must not contain slow pays, judgments, eviction filings, collections, liens or bankruptcy within the past three (3) years. We will provide you the name of the credit reporting agency so you may receive a copy from the credit bureau. All information collected for the approval or denial of this application is considered confidential in nature and for company use only.

    If you have been convicted of a felony within the past seven (7) years, this is cause for rejection. The applicant must not have a felony record that was adjudicated guilty or had adjudication withheld for the past seven (7) years, or any conviction of any length of time for any drug, sex, murder or arson related crime.

    Valid current photo ID documentation is required (Driver's License, Military or State ID).

    Rental history reports from previous landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no NSF checks and failure to leave the property clean and without damage when you terminated the lease.

    Current occupancy standards are a maximum of 2 persons per bedroom, except for children under four (4) years of age. However, some city and county municipalities and/or homeowners associations prohibit more than 2 unrelated adults to reside in a single family dwelling unit. Consequently, WEICHERT, REALTORS® - New Colony also prohibits the rental of a single family dwelling unit to more than 2 unrelated adults.

    No pets (with the exception of medically necessary ones) of any kind are permitted without the specific written permission of WEICHERT, REALTORS® - New Colony in the lease, and an additional non-refundable pet application fee of $300 per pet. Some properties may require higher pet fees or higher rent amounts. If a higher pet fee or rent is required, you will be notified at the time of application. Under no circumstances will the following pets be accepted: CHOWS, DOBERMANS, GERMAN SHEPHERDS, PIT BULLS OR ROTWEILLERS.

    Security Deposits are for faithful performance by tenants of all terms, covenants and conditions of the lease agreement. Tenants may not dictate that the security deposit be used for any rent due. Unless claimed due to a breach of the lease or damages, the security deposit is refundable when the property is vacated at the end of the lease term.

    Any exceptions to these criteria must be submitted in writing to WEICHERT, REALTORS® - New Colony for consideration. If approval is given for such exceptions, additional security deposit, higher rent and/or co-signers may be required.

    Rents quoted are the rental amounts due if paid timely (on or before the first of each month before 5PM). Otherwise the rental due will increase by $50 for that month and possibly higher if the rent is severely delinquent.

    Keys will be released on the first day of occupancy as stated in the lease. Requests for keys at an earlier date are subject to the approval of WEICHERT, REALTORS® - New Colony and must be accompanied with the pro-rated rent due.

Maintenance and Repair

    When you rent a dwelling unit from WEICHERT, REALTORS® - New Colony, we strive to ensure that all items are in good working order prior to occupancy. Please report any maintenance and repair requests during the first 5 days of the lease start date. Thereafter tenants are required to pay a $100 repair deductible for maintenance and repair request.

Multiple Applications

    It is possible that we receive multiple applications for a rental unit from unrelated individual applicants on the same property at approximately the same time. If such is the case we will process all applications for consideration of whom we deem, at our sole discretion, to be the best applicant. This may not necessarily be the first application received. In such cases more than one applicant may be approvable but only one will be approved. If your application was approvable but not selected, you may use your application fee paid to another property offered by WEICHERT, REALTORS® - New Colony.

    Once the application is submitted, the approval/denial and negotiation process will be handled by the assigned property manager.

    This Rental Process Application and Disclosure is hereby made an integral part of my/our rental application. I/we do herby acknowledge that I/we understand and agree to the terms of the application and rental process described herein. Further, I/we acknowledge that I/we have seen and previewed the rental property both inside and outside prior to making this application for the property.
